See How D.C. Rents Compare by Metro Stop

RentHop, an apartment-hunting site that uses a combination of algorithms to sort housing listings, today released a study on the average rent for one-bedroom apartments nearby each Metro stop across the D.C. area.

The site published its results in the interactive map below:

To calculate the median rent, RentHop compared rental data for one-bedroom apartments from January through May in 2017 and 2018, using WMATA GIS data for Metro stops from DC.gov. This year, median rent decreased at 35 of the 91 total Metro stops across all train lines, compared to just 19 stops' median rent decreasing last year.

Here are the Metro stops with the biggest rent increases for one-bedroom apartments:

  • Green Line – Suitland – (+10.1%) $1,228
  • Orange/Silver Line – Ballston/MU – (+8.7%) $1,900
  • Blue/Orange/Silver Line – Potomac Ave. – (+6.9%) $2,300
  • Silver Line – Greensboro – (+6.3%) $1,698
  • Blue/Orange/Silver Line – Foggy Bottom-GWU – (+6.2%) $2,337

And here are the Metro stops with the biggest year-over-year rent drops on one-bedroom apartments:

  • Green/Yellow Line – U St. – (-8.7%) $2,100
  • Red Line – Forest Glen – (-7.1%) $1,300
  • Orange/Silver Line – Court House – (-6.7%) $1,875
  • Blue/Yellow Line – Pentagon – (-5.8%) $2,002
  • Blue/Orange/Silver Line – Capitol South – (-5.8%) $2,350
