Funds managed by Blue Owl Capital Inc., Chirisa Technology Parks and PowerHouse Data Centers have formed a joint venture to build large-scale data centers for AI infrastructure startup CoreWeave Inc., including a facility in Chesterfield.

The three companies said the joint venture will deploy a total of up to $5 billion for data centers supporting CoreWeave and “other hyperscale and enterprise data center customers.”

The initial 120 megawatts of capacity under the program will be delivered for CoreWeave in 2025 and 2026 at Chirisa Technology Parks’ 350-acre campus at Meadowville Technology Park in Chesterfield.

The joint venture said further deployments in the pipeline include campuses in New Jersey, Pennsylvania, Texas, Kentucky and Nevada.

New York-based CoreWeave raised $1.1 billion in equity funding in May, and followed that with a $7.5 billion debt raise that same month to more heavily invest in its cloud data centers. The company is one of the main providers of Nvidia Corp.’s chips for running AI models.

Richmond-based Chirisa Technology Parks’ existing data centers are located in Richmond, Chicago, Seattle and Piscataway, New Jersey. It is an offshoot of Dublin technology investor Chirisa Investments.

PowerHouse is a division of Tysons-based American Real Estate Partners. Blue Owl Capital is based in New York City.

Chesterfield’s Meadowville Technology Park has emerged as a hotbed of construction in recent years, with toy giant Lego Group and indoor agriculture company Plenty Unlimited Inc. building facilities there. Topsoe, a Danish manufacturer of carbon emission reduction technologies, said in May it planned to invest $400 million to build a factory at the park as well.
