Chesterfield lands $13M from state for technology park site

Chesterfield County has landed a $13 million state grant to build out its long-planned Upper Magnolia Green site, which is to include a technology park.

The Virginia governor’s office announced last week the Chesterfield site as one of 23 it is distributing grants to through the Virginia Business Ready Sites Program.

Chesterfield purchased the 2,000-plus acre site in late 2020 for $13 million to ensure control of development. It rezoned the western portion of the tract for some industrial uses, including computer and electronics equipment manufacturing, data centers, labs, pharma and R&D. The other portion of the site is planned for single-family housing.

The $13 million grant follows a $25 million grant from the state last year the county used for infrastructure planning at the site.

Chesterfield’s economic development department plans to use the latest grant to improve road access to the site to make it easier to present to interested parties, according to the Richmond Times Dispatch.

Upper Magnolia Green was a finalist for a semiconductor manufacturing site from Intel Corp. That prize eventually landed in Ohio.

Prince George County’s Crosspointe Logistics Centre site also received a $10 million grant from the program. Chesapeake received the largest grant among this year’s recipients — a $35 million award for its Coastal Virginia Megasite, which encompasses more than 4,000 acres near the Virginia-North Carolina border. 

“Business-ready sites drive and accelerate economic growth, and our continued investments in site development position the Commonwealth to compete to win transformative projects that will bring hundreds and thousands of jobs to Virginia,” Gov. Glenn Youngkin said in a statement.

The other recipients include:

  • Staunton — $9 million for Staunton Crossing
  • Danville — $9 million for Coleman Site
  • Greensville County — $8.5 million for Mid-Atlantic Advanced Manufacturing Center
  • Roanoke — $7.5 million for Roanoke Centre for Industry and Technology, Tract 8
  • Pittsylvania County — $6 million the Southern Virginia Megasite at Berry Hill
  • Franklin County — $5.5 million for Summit View Business Park
  • Wythe County — about $5.1 million for lot 10 of Progress Park
  • Rockingham County — $4.5 million for Innovation Village at Rockingham
  • Suffolk — $3.5 million for the Port 460 Logistics Center
  • Radford — $3.5 million for VCI Property
  • Sussex County — $1.5 million for Sussex Green Enterprise Park
  • Bedford County — $1.5 million for New London Business and Technology Park
  • Brunswick County — $1 million for Stonewall
  • Caroline County — $561,000 for Caroline Center for Innovation and Industry
  • Tazewell County — Bluestone Regional Business and Technology Center
  • Newport News — $327,600 for Air Commerce Park East and West
  • Southampton County — $223,000 for Beale Farm Property
  • Campbell County — $125,000 for Dearing Ford Business and Manufacturing Center, Phase 3
  • Russell County — $112,750 for Russell County Industrial Complex
  • Amherst County — $112,267 for Route 210 Property

Multiple unnamed sites received $100,000 site characterization grants, according to the governor’s office.
