Real estate powerhouse launches new tech to sell more homes

Sibcy Solutions' launch comes as Greater Cincinnati's housing market remains white hot, with home sales continuing to shatter their previous highs and homebuilders working overtime to meet demands.

The region’s third-largest residential real estate firm is boosting its tech offerings to help clients sell their homes.

Kenwood-based Sibcy Cline recently launched Sibcy Solutions, a program that helps agents showcase all selling options for local homeowners. Sibcy Solutions was launched in partnership with Boulder, Colo.-based Zavvie, a real estate startup.

Its launch comes as Greater Cincinnati's housing market remains white hot, with home sales continuing to shatter their previous highs and homebuilders working overtime to meet demands.

Depending on each seller’s circumstances they can choose among three different sales options:

  • The iBuyer path, which requires properties in good condition and within a targeted price range, is an all-cash instant offer.
  • A modern bridge path allows homeowners to buy their next home before selling their current one, granting them more control over their moving timeline. 
  • Agents also can help homeowners sell on the open market. Selling on the open market remains the most popular choice and typically results in the highest sales price and net proceeds among the three options.

“This is really about our agents having conversations with their sellers about what really makes sense for their situation,” Drew McKenzie, Sibcy Cline's vice president of innovation, said. “This technology is empowering our agents to provide a lot of information in a really crystallized way that would have taken a lot of time and energy beforehand.”

McKenzie said while the program is in its early days, Sibcy Cline agents and their clients have been consistently asking about solutions like this for some time and he expects similar products to become more popular in the coming years.

Founded in 2015, Zavvie works with brokerages nationally to provide seller solutions platforms, like Sibcy Solutions, to each firm’s agents. Over 60,000 real estate agents across 47 states use Zavvie's platform to serve their clients.

Sibcy Cline began discussing the creation of the program with Zavvie a year ago and the companies’ plan for development began about six months ago. 

“We wanted to be ahead of that curve because we were continuing to see more interest,” McKenzie said. 

Sibcy Cline Inc. ranks No. 3 among Greater Cincinnati’s largest residential real estate firms with a net local home sales volume $2.22 billion in 2020, according to Business Courier research. With more than 1,000 agents, Sibcy Cline serves clients in 20 branch locations in Ohio, Kentucky and Indiana.
