#OfficeEnvy: How T3 Advisors Combines Functionality and Flexibility

Located at 1 Marina Park Dr. in the Seaport District, modern real estate firm T3 Advisors' 5,000-sq.-ft. office space focuses on function and flexibility.

With no assigned seating, employees adapt to their workplace environment based on their tasks for the day. Even with flex seating, spaces are available for individual and collaborative work.

“You would sit in a more collaborative work space if you’re working with peers, or even more traditional, cubicle-based wall system, if you’re wanting more head-down space," said Morgan Mosher, principal at T3 Advisors.

Space protocols prohibit the flexibility of the space from descending into chaos.

“If you leave a conference room, you have to erase the whiteboards and push in the chairs, so that way it feels welcoming," Mosher said. "If the space is left ‘junk-y’ and messy, it would be really difficult to move from one space to another.”

T3 Advisors moved into its office space in the Seaport District five years ago, and its refresh initiative started last year. 

Along with flexibility, another tenet of the T3 office space is functionality. Mosher, who redesigned the space during last year’s refresh, started out by determining the various uses of furniture in the space itself. She divided the office into nine zones, and different manufacturers occupied the spaces to showcase their products. This new approach allows T3 clients to view furniture options for their own offices.

“Instead of spending all day doing furniture showroom tours, we can do a miniature showroom tour just within our office," Mosher said.

Twice a week, T3 Advisors hosts events in the space. Mosher made sure the office and furniture would work for both workday and nighttime events.

"We had to make it completely agile during the day for working and then be able to transform it at night for either a cocktail party or a panel discussion or a product popup for an event," Mosher said. That includes polished concrete (to mask red wine spills) and multi-purpose tables and bars.

T3 Advisors' conference rooms are "Office Space"-themed. Its boardroom, for example, is named after Bill Lumbergh. If you could check out the Bevi, that’d be great, as it features a clip from the movie of Jennifer Anniston serving drinks.

T3 makes room in its space for employee education. Last month, the company hosted the Boston Green Ribbon Commission to learn about how climate change is affecting the city.

Through its office space, T3 Advisors hopes to create "better citizens, not just better employees," Mosher said.
