MathWorks plans expansion of Natick campus

Software company MathWorks is starting to lay out its plans to expand one of its two Natick campuses.

MathWorks, the largest software developer in Massachusetts with 3,500 local employees, is looking to increase its office space at its Lakeside Campus in Natick, according to documents filed with the Natick Planning Board.

In August 2022, the Business Journal reported that MathWorks spent nearly $18 million to buy a 115,000-square-foot office building next to its campus at 1 Lakeside Campus Drive. The five-story building it purchased is located at 24 Superior Drive, right next to the site on Route 9 near the Natick Mall where MathWorks built its Lakeside campus in 2018. Boston Scientific’s headquarters was previously located at this site.

MathWorks also has a larger campus, known as the “Apple Hill Campus,” a little over a mile to the east on Route 9.

The documents filed by MathWorks show that the purchase of 24 Superior Drive increased the size of its Lakeside Campus from 31 acres to 36 acres.

MathWorks declined to comment on the project, but wrote in a filing that “the Applicant’s projected needs for office space is expected to outpace the Existing MathWorks Structures at the Lakeside Campus.”

MathWorks has proposed demolishing the existing structure it purchased at 24 Superior Drive and building a new four-story office building and a single-story building which would connect this new structure with the existing MathWorks campus. The company already has three office buildings at its Lakeside Campus.

A traffic study prepared by VHB found that the project would add about 90,500 square feet of office space to MathWorks’ Lakeside Campus.

A hearing before the Natick Planning Board is scheduled for Oct. 25 to review MathWorks’ application.

MathWorks is the 19th largest private company in the state according to Business Journal research, with $1.25 billion in total 2022 revenue. The company has about 6,000 employees total, and is known for making the analysis software MATLAB and the simulation software Simulink.
